On track: ground broken on new homes close to Rochdale railway station

The 33 new homes, a mixture of 1- and 2-bedroom properties for private rent, are being constructed on the corner of Maclure Road and Station Road, close to Rochdale Railway Station.

The build, which will be carried out by Stockport-based, Oak Construction Projects, follows the demolition of the building that was previously on the site which housed a furniture shop and supermarket.

In addition to the apartments, the new development, which will be 6 storeys in height, will feature 4 commercial units to let on the ground floor. It will all be built to net zero standards.

The development has already attracted almost £1 million in investment from the Greater Manchester Combined Authority’s (GMCA) brownfield land fund and is a part of the council’s rail corridor strategy, which seeks to create up to 7,000 new homes and commercial space around the borough’s 5 railway stations.

The development is a few minutes’ walk away from the Station Gardens development; 81 new homes which are being built to net zero standards at the former central retail park site in Maclure Road, a brownfield site which had previously been vacant for several years. This development, which was supported by £15 million from the government’s Community Regeneration Partnerships Fund, will consist of 2, 3 and 4 bedroom homes.

The new homes are also part of a wider redevelopment of the area around Rochdale railway station, which will include a new public square, a new entrance for the station and new park and ride facilities.

Councillor Danny Meredith, cabinet member for regeneration and housing at Rochdale Borough Council, said:

“Transforming unused brownfield sites into new homes around key transport hubs is a major priority for us, and we’re already seeing change on the ground with Station Gardens and this project now both under way and being delivered.

“Situated on the doorstep of Rochdale railway station, which offers easy links to the rest of our borough and into cities likes Leeds and Manchester, and also just 10 minutes’ walk from Rochdale town centre, which has been transformed in recent years, I‘m confident that these new homes will prove very popular.”

The scheme, which is being delivered by Rochdale Development Agency (RDA) on behalf of Rochdale Borough Council, is expected to take around 12 months to complete. Partners on the project include architects and quantity surveyors Leach Rhodes Walker, Safer Sphere are the designers.
