Old Trafford’s 639 Homes Funding Delights Council Leader

The leader of Trafford Council, Cllr Tom Ross, has expressed his joy at the news that funding has been secured for the construction of numerous new homes near the iconic Old Trafford cricket ground.

Glenbrook has recently signed two significant funding agreements, amounting to £170 million, to support the development of a major housing project called Lumina Village in Old Trafford. The scheme will consist of 440 apartments and townhouses, with a total value of £120 million, and will be funded by Moorfield for the Build to Rent (BTR) component. Additionally, Clarion Housing Group has committed £49.1 million to provide 199 affordable homes, offering shared ownership and social rent options across various types of apartments and townhouses.

Homes England has contributed towards the delivery of 103 of the affordable homes through a grant from its Affordable Homes Programme. Furthermore, the Greater Manchester Combined Authority (GMCA) has supported the entire project through a grant from its Brownfield Land devolution scheme.

The residential development is part of the larger Lumina Village mixed-use development, which is a collaboration between Trafford Council and Bruntwood. After acquiring the site in 2019, the joint venture transformed the former Kellogg’s HQ office building, known as Valo, into educational facilities that are now fully leased to UA92, Shockout, and Microsoft.

Over the next 32 months, this new residential development, covering 650,000 square feet, will create 639 homes in a single phase of construction. The project will also include 5.4 acres of public spaces, such as a central village green, civic squares, boulevards, and play streets. The ground floor of the retail units will face Old Trafford Cricket Ground. The scheme aims to be pedestrian-friendly, with all parking located within a two-storey residents’ car park on the site. This sustainable approach to urban planning will benefit both existing Trafford residents and the new Lumina Village community.

Construction has already begun, with Domis Construction appointed to build the 440-home BTR scheme and a significant portion of the public spaces. Meanwhile, Caddick Construction will be responsible for delivering 199 homes and associated public areas.

Cllr Tom Ross, the Leader of Trafford Council, commented, “Trafford Council is fully committed to constructing more new and affordable homes across the borough to address the current housing crisis. The creation of Lumina Village is fantastic news for Trafford, in terms of new homes and potential job opportunities. This will be a wonderful new neighborhood in a superb area of Trafford.”
